VH Home Inspections handles the scheduling and coordinates their visits for the same time as your home inspection—no additional phone calls for you.

VH Home Inspections is a family-run business led by Mike Van Houten. Our philosophy is simple: “Be an asset to everyone.” Clients are encouraged to attend, ask questions, and learn about their property as we inspect. Digital reports include photos and videos and are typically delivered the next day. We aim to follow up about two days after your report, schedule permitting.

Our home inspections are performed in accordance with the New Jersey Standards of Practice (N.J.A.C. 13:40-15.16). These standards define the systems and components covered by a home inspection and its limitations.

A closer look at your property
Underground Oil Tank Sweep
We use a locator and grid walk, look for fill and vent pipes, and check inside for visible former supply lines. A separate service agreement explains the scope and limitations.
Sewer Scope
Inspection through an accessible cleanout, toward the street or until an obstruction prevents further travel. You receive the video. This covers sewer lines, with no locator service; septic systems require a septic specialist.
Mold Sampling
Air samples, lift tapes, or swabs as appropriate. Samples are driven to the lab, and you receive its full report. Typical lab turnaround is 48–72 hours; the lab is closed on weekends.
Radon Testing
VH Home Inspections arranges your radon testing and coordinates the contractor’s visit for the same time as your home inspection, so you have one less thing to worry about. Testing is performed by an independent third-party contractor, who provides their own agreement and invoice. Radon testing is not billed through VH Home Inspections.
WDI / Termite Inspection
VH Home Inspections arranges your WDI/termite inspection and coordinates the contractor’s visit for the same time as your home inspection, so you can leave the scheduling to us. The inspection is performed by an independent third-party contractor and includes a certificate. We recommend this inspection when buying a home.
Condos & New Construction
Understand the accessible property conditions and review your HOA bylaws to confirm maintenance responsibilities. For new construction, arrange an inspection before the applicable builder claim period expires.
Getting ready for your inspection
- Arrange for utilities to be on.
- Clear access to major mechanical equipment, the attic, and the crawlspace.
- Secure or remove pets during the inspection.
- Come along and ask questions—we want you to understand your home.
Each service has its own agreement. A home inspection is a one-trip service; re-inspections are available for a fee. Your report belongs to you, and we ask before adding your real estate agent to report delivery.
Online credit card payments must be made two days before the inspection, and a service fee applies. Cash, check, and Zelle are also accepted.
