1. We encourage you to attend your inspection and ask questions.

 

While there are many inspectors that prefer to either not have the client present during the inspection or come at the end, we are the opposite. Our preferance is that you are with us during the inspection. We want you to ask all the questions you have. We also encourage you, our client to walk through the property and go over any of the concerns you may have to help you make an educated decison on your future home. If you see something that concerns you, we will always take the time to discuss it with you. VH Home Inspectors treat your home inspection like we would if it was our own. 

2. We are not alarmists.

While we all know that no house is perfect, we also know that every problem that is found in a house has a solution. We are there to explain the severity of the problem and what could have possibly caused it. Then we make recommendations of what tradesperson you can contact to fix the problem for you. After going over this in person we also include it in the written report that you get typically within 24 hours. One of our most important jobs on the inspection is explaining the difference between a major and a minor defect. Many minor defects can be avoided with simple house care and we will explain the simple things to help maintain the integrity of the house.

3. First time buyers and beyond.

While buying a house at any level can be scary, that first time may be the hardest because you just haven’t been through it before. We personally enjoy the first time buyer. We are here to answer any questions along the way. With all our inspections we start with a phone call at least 24 hours before so you know what you can expect from us. The day of the inspection we will walk the client through the process of what we will be doing that day. At the end of the inspection we will go over what was found. Last we follow up with the client a few days after they receive the report to see if there are any questions. After that our phone is always on for any calls that the client may have.

 The Inspection:

  • We will inspect every aspect of the house from the roof to the crawl space, both inside and outside.
  • We will go over the house and look for hidden defects that may not be seen by the untrained eye.
  • We will give ages of major appliances, furnace, central air conditioning and water heater. If the data plate is readable.
  • Make clear recommendations and the issuses that are found and who should be contacted to make the needed repairs.
  • You will have an easy to read report within 24 hours in most cases.

 SERVICES:

Mold Testing

We have 3 diffrent options when mold testing. We can use one style or mix them up for the best testing results.

  1. Air sampling: With air sampling we use an air cell system to take in air samples in diffrent parts of the house.
  2. Tape lift: This is for the times that we can visualy see mold. A tape lift is taken and then put onto a microscope slide immediatly after.
  3. Swab testing: A swab test is performed when mold is visable. The swab and lift tape are similar as they are used in the same manor.

All tests are sent out to a laboratory in New Jersey. Results are back within 24-48 hours.

 

      Underground Oil Tank Sweep

While performing an oil tank sweep we use  specialized detection equipment to locate unkown underground oil tank. While walking the property we will also be looking for visual evidence of a oil tank. Oil tank sweeps are a commom part of a home inspecton.
